Prefab Tiny Homes and Tiny House Kits

Our tiny homes run from 108 sq ft to about 660 sq ft. Kits start at $11,750 for a 108 sq ft loft studio, and most 1-bedroom and multi-room models run about $15,000 to $45,000 for the kit. Wall thickness runs 44 mm for mild climates, 70 mm for year-round use and 90 mm for the coldest regions.

Studio, 1-Bedroom and Multi-Room Tiny Houses

  • Studios and lofts: one open room, sometimes with a sleeping loft. Good for a guest house or a weekend cabin.
  • 1-bedroom Freedom Suites: a separate bedroom plus living space, sized for a guest suite or long-term stay.
  • Multi-room Freedom Houses: two or more rooms for a kitchen, bath and bedroom layout.
  • House on wheels: the 380 sq ft Wanderlove sits on a trailer if you want the option to move it.

What to Budget Beyond the Kit

Plan for a foundation, roofing finish, insulation, plumbing, electrical, interior finishes and permits. A tiny home that people live in is usually treated as a dwelling, so check our permit guide and your local zoning first. Need more room? See our ADU kits and backyard guest suites.

How much does a tiny home cost?

Our tiny home kits start at $11,750 for a loft studio and run about $15,000 to $45,000 for most 1-bedroom and multi-room models. Finished models, like our House on Wheels and larger Sawmill Freedom Suites, run $100,000 to $169,000.

What sizes of tiny homes are available?

Our tiny homes run from 108 sq ft loft studios to about 660 sq ft, from studios to 1-bedroom and multi-room layouts. Each product page lists the floor area, footprint and height.

Can I get a tiny home on wheels?

Yes. The Wanderlove House on Wheels (380 sq ft) is built on a trailer, so you can move it later. Rules for living in a home on wheels differ from foundation homes, so check local zoning.

Is a tiny home kit worth it?

For many buyers, yes. Kits cost far less than a traditional home and go up quickly. They work best when you plan for the full cost: foundation, utilities, insulation, finishes and permits.

Do tiny houses pay property taxes?

Usually yes. A tiny home on a permanent foundation is typically taxed as real property. A home on wheels may be taxed or registered differently depending on your state.

Do I need a permit for a tiny home?

Yes, for a home people live in. Zoning for tiny homes and ADUs varies by city. Read our permit guide and check with your local building department before you order.
