Guest Suite Sizes and Layouts

Options range from compact one-bedroom suites under 200 sq ft to multi-room houses over 1,200 sq ft with separate living and sleeping areas. Most models are built from Nordic spruce with 44mm or 70mm solid log walls.

  • 1-bedroom Freedom Suites: a bedroom plus living space for one or two guests.
  • Studios and lofts: one open room, sometimes with a sleeping loft.
  • Multi-room Freedom Houses: separate rooms for sleeping, living and a kitchen or bath layout.

Common uses: aging parents who want independence nearby, adult kids home from school, long-term visitors, or a rental unit.

Planning Your Guest Suite

A building people sleep in is usually treated as habitable space, so plan for insulation, egress windows, electrical and a permit. Read our permit guide, and see ADU kits if you need a full kitchen and bath. Tell us who's staying and how long, and we will spec the right size and layout.

How much does a backyard guest suite cost?

Our one-bedroom guest suite kits start at $15,198 for the Konrad 44, and most run $20,000 to $45,000. Larger multi-room houses run roughly $22,500 to $116,000, and the Sawmill Structures suites run $144,000 to $169,000.

How big is a backyard guest suite?

Models in this collection range from about 170 sq ft to 1,248 sq ft of interior space. For example, the Glostrup 70 offers 400 sq ft plus a 158 sq ft terrace.

Are these guest suites delivered as kits?

Yes, the Garden House 24 models ship as flat-packed DIY kits. They include a closed shell with internal walls, doors, windows, and a floor, with roofing cover and rain gutters available as extras.

What is the difference between 44mm and 70mm walls?

The number is the wall thickness of the Nordic spruce logs: 44mm is about 1.73 inches and 70mm is about 2.76 inches. The 70mm walls are the thicker, heavier option.

Can a backyard guest suite have a bathroom and kitchen?

The kits provide the shell, so plumbing, power, and finishes are added separately by local trades. Local codes often treat a suite with a kitchen and bath as an ADU, so check with your city first.

Do I need a permit for a backyard guest house?

In most areas, yes, especially if anyone will sleep in it or it has utilities. Rules vary by city and HOA, so confirm with your local building department before you order.

How do I choose the right guest suite?
