What to look for in an office shed

  • Size: 80–120 sq ft fits one desk comfortably; 140–160 sq ft adds room for a second workstation, shelving or a reading chair.
  • Insulation: for year-round use, choose thicker 70mm walls or an insulated (ISO) model, and plan heating and cooling — a ductless mini split is the usual choice.
  • Power and internet: budget for an electrician to run a circuit; most people extend Wi-Fi with a mesh node or run an Ethernet cable.
  • Light and noise: double-glazed windows and doors bring in daylight and cut outside noise for video calls.
  • Permits: many cities exempt small accessory buildings (often under 120 sq ft) from building permits, but electrical work usually needs one, so check locally first.
