Compact - Up to 120 sq ft

Small footprint, no permit headache. Under 120 square feet, a Freedom Room fits in a side yard or a tight urban lot, and in most jurisdictions it stays under the threshold that triggers a full building permit.

This size works when the room has one job: a desk and a door that closes, a reading nook, a meditation space, a potting studio, or a garden bar. Sizes start around 67 sq ft and run up to 120, with prices from about $6,500 to just over $22,000 depending on construction.

The range at the top of that spread is real. A simple log cabin at 107 sq ft costs a fraction of an insulated glass pavilion at 105 sq ft. The difference is glazing and climate control, which matters if you plan to use the room in July rather than just in spring and fall.

Most compact rooms sit on a gravel pad or helical piers rather than a poured slab, which keeps site prep fast and affordable. Power is usually a single circuit run from the house.

Tell us what the room is for and how much yard you have, and we will find the fit.
